Feasibility
Are you thinking about purchasing a site or building and you are not sure whether you can get planning permission? Do you need planning permission? How much will it cost?
We can help answer these questions with our feasibility assessment process. We can undertake both on site, and desktop feasibility process in order to identify opportunities, challenges and constraints which you might face. Measured Surveys
Creating scaled 'as-existing' drawings is crucial before beginning the design process. We undertake this survey work ourselves and will obtain precise measurements, collect site information, photographs, historical records, and service maps.
These surveys drawings can become hand-drawn artwork in themselves and, particularly useful for representing historic buildings and heritage assets.
Planning Applications
We have over 15 years experience achieving planning consent on a range of different project types, working with all of the main local authorities in the south west. Whether it is an extension which does not quite meet the rules for permitted development, or a new build dwelling on a tricky infill site, we will guide the project through the planning process towards achieving the necessary consents.
At the beginning of the project we will advise upon the best route through planning which meets the project requirements, as well as advising upon any required consultancy or supporting information which might be needed. We can always suggest people we have worked with previously who can help to create an excellent planning package.
We always produce high quality set of architectural drawings which are clear, readable and sell the scheme to the planning department. As a matter of course we would include 3D interior or exterior visuals as well as producing a detailed design and access statement which explains the key strategies for the design.
Building Regulations
Once we have gained planning consent we will look to develop the technical design for the project with the creation of detailed construction drawings. These will help to explain how the building is constructed and show the technical aspects of the scheme needed for building reguations. This includes insulation levels, ventilation, drainage, structures, fire protection. etc.
We have a close working relationship with both local authority building control authorities and independent building inspectors in the south west including Bristol, Bath, Somerset, and Devon, which means that we can agree all aspects of the technical design before we start building. Our commitment to high quality design means that our previous projects have been nominated for local authority building control awards.
Green Consultancy
Our aim is to help you create and achieve your sustainability goals for the project. If you're tackling a retrofit, we'll dive into understanding your building's current performance with our comprehensive sustainability survey. For every project, we'll create a tailored sustainability brief that highlights your values and priorities—whether that means designing a super energy-efficient home or using only natural materials—whatever works best for you!
We have experience in designing passive house buildings, which use high levels of insulation and heat recovery ventilation to create incredibly energy-efficient spaces. We're here to guide you through the initial feasibility and design decisions, plus we'll model your building using the fantastic energy performance software known as PHPP.
